Terms & Conditions

1. All bookings are subject to these terms and conditions and must be accompanied by a credit/debit card number to secure a booking. Your booking will be confirmed upon receipt of credit/debit card number supplied.

2. When a booking has been accepted (i.e. the dates, room type, number of guests and price have been agreed and your details have been entered into the diary), a legally enforceable contract comes into existence. Written confirmation by post or by email can be supplied upon request as your proof of reservation. In the event of a booking being made on your date of arrival, an entry in our booking diary containing your full contact details will be considered proof that we have communicated with you and accepted your booking. Bookings will only be accepted by adults aged over 18 years old.

    Cancellation policy:
a.       24 Hours cancellation notice is required. If less than 24 hours cancellation notice is given, the full cost of your first evening stay will be charged.
b.      We reserve the right to cancel a booking at any time before the date on which your stay begins. We would only expect to do so for some unforeseen reason. In this unlikely event, we shall refund in full all money received by us for the booking and do our utmost to find you alternative quality accommodation in the area.

2. If a booking has been accepted on the basis of false statements made by you on arrival or during your stay, we reserve the right to turn you away /ask you to leave.

3. We will in no way discriminate against you on the grounds of gender, race, disability and sexual orientation. If you have a disability you will be accommodated wherever possible based upon the information provided at the time of booking.

4. The number of people sleeping in each room must not exceed the number booked in at any given time.

5. If you ‘the guest(s)’ refuse to accept the accommodation booked on arrival or to accept a suitable alternative, we reserve the right to treat this as a cancellation.  

6. Entrance to the property is from 15.00pm onwards on the day of arrival and departure on your final day of stay should be no later than 10.00am. Earlier arrival and later checkout is available by prior agreement only.

7. We cannot accept responsibility for loss or damage to property or vehicles parked on the premises.

8. Smoking is not permitted within the bedrooms or anywhere in the guest house. Acceptance of a booking for accommodation is done so with this condition in place and forms part of the contract.  Failure to comply will incur an excess fee of £200. Drunken and disorderly behaviour will not be tolerated. Likewise if the property is damaged by any reckless or deliberate means, a full charge will be levied to cover the cost of the damage caused.

9. Pets, other than guide dogs, will be considered by prior arrangement/permission only.
